Eco module hotel - an extended stay hotel
Little Italy is a multi-faceted neighborhood, one of twelve defined by the City of San Diego, that collectively makes up the central city. Little Italy is positioned in a prime location, directly adjacent to the central business core demarcated by the Columbia, City Core and the North Embarcadero Waterfront neighborhood. The Little Italy neighborhood core is defined by twelve city blocks bounded by Beech Street to the south Ivy Street on the north, Kettner Street to the west and Columbia Street to the east. This unique artisan community is rapidly developing; the blend of professionals, residents who occupy the area mixed with the daily dining and tourist visitors will make Little Italy a vital urban village.
The India Street corridor runs through the heart of Little Italy, Columbia and Downtown San Diego. This urban strip represents the cultural core of the Little Italy District. There are very few nationally branded stores and retailers located in the district. There are a clustering of Italian restaurants and delis along India Street between Beech Street and Fir Street. Furthermore, there are a number of small boutique shops near Cedar Street. CoStar reports that the Little Italy district has approximately 404,000 square feet of retail space. This represents almost 8 percent of all leasable retail space in the downtown planning area.
Major Goals:
Within each of the five topical groupings; Urban Plan, Climate, Program, Construction and Sustainable design, I have developed strong concepts that I feel passionate about. It is though the study and development of these principles that I have developed the parameters that guide all design decisions.
Urban Plan: I am interested in promoting an urban lifestyle through promotion of community transportation via Car to Go programs, MTS Trolley and bicycle transportation. These programs need to be prevalent in the community development to help promote a reduction in traffic. All development should continue San Diego’s commitment to the LEED ratings with growth of urban vegetation and green roofs/terraces.
Climate: Climate goals are to utilize the environmental studies to help drive all early design considerations. The building alignment, solar alignment and orientation and building lifecycle all effect the local climate.
Program: The program aims to keep retail/hospitality/merchant areas on the ground and first levels to help promote the vitality of the community. The remainder of the building will house a hotel and long term hotel. Providing a vital base of both tourists and business travelers located in the district.
Construction: For construction I am looking to implement new technologies for system generation. Co-generation of energy for the building will come from fuel cell implementation and radiant systems. These systems can only be added after basic design considerations for proper lease depths and natural lighting are considered. To help the light penetration I am looking to reducing the plenum space on each floor.
